The legal agreements, community guidelines, and terms governing your use of our website and residential sober living services.

1. Acceptance of Terms & Overview

Welcome to Manageable Living LLC ("Manageable Living," "we," "our," or "us"). These Terms of Service ("Terms") constitute a legally binding agreement between you ("User," "Applicant," or "Resident") and Manageable Living governing your access to and use of our website (manageableliving.net), online intake portals, and residential sober living housing services located in League City and Kemah, Texas.

Please read these Terms carefully before accessing our website or submitting an admissions application. By accessing manageableliving.net or participating in our residential programs, you acknowledge that you have read, understood, and agree to be bound by these Terms, as well as our Privacy Policy & HIPAA Notice. If you do not agree with any provision of these Terms, you must not access our website or services.

2. Description of Services & Housing Model

Manageable Living operates structured, supportive residential sober living homes for men and women recovering from substance use disorders. Our housing model provides a safe, drug-free, and peer-supported living environment designed to bridge the gap between inpatient rehabilitation and fully independent living.

Non-Clinical Housing Notice: Manageable Living is strictly a residential housing provider. We are not a medical facility, clinical treatment center, or healthcare provider. We do not employ doctors, nurses, or licensed clinical therapists, and we do not provide medical advice, psychiatric care, detoxification services, or professional addiction counseling. Residents are strongly encouraged and required to maintain independent relationships with licensed clinical, medical, and outpatient treatment providers throughout their residency.

3. Community Guidelines & Zero-Tolerance Policy

Residency at Manageable Living is entirely contingent upon strict adherence to our House Agreement and Community Guidelines. By executing a residential lease or House Agreement, residents agree to the following mandatory conditions:

  • Zero Tolerance for Substance Use: The possession, use, distribution, or storage of alcohol, illicit drugs, unapproved prescription medications, or intoxicating substances on or off the property is strictly prohibited.
  • Mandatory Drug & Alcohol Testing: Residents agree to submit to random, unannounced urinalysis drug screenings and breathalyzer tests administered by house managers or staff. Refusal to submit to a test is considered a positive result and grounds for immediate dismissal.
  • Recovery Participation: Residents must actively participate in their personal recovery program, which includes attending a minimum of three (3) verified 12-step (AA/NA) or approved recovery meetings per week and participating in mandatory weekly house meetings.
  • Curfew & Conduct: Residents must abide by designated house curfews, maintain personal living spaces in a clean and sanitary condition, perform assigned house chores, and conduct themselves in a peaceful, respectful manner toward fellow residents, staff, and neighbors.

4. Admissions, Rent & Financial Terms

Admissions into Manageable Living residences are subject to a comprehensive assessment, background review, and bed availability. We reserve the right to accept or deny any applicant based on our evaluation of their compatibility with our recovery community.

A. Monthly Rate & Payments

Residents agree to pay the designated monthly residential rate in advance on or before the established due date. The monthly rate covers residential bed occupancy, utilities, high-speed WiFi access, and on-site laundry usage. Payment methods include cash, check, money order, and authorized electronic payment portals.

B. Refunds & Forfeiture

Because our operational costs remain constant regardless of bed occupancy, monthly payments are generally non-refundable. If a resident is dismissed from the home due to a violation of the Zero-Tolerance Policy (relapse) or severe behavioral misconduct, any remaining unearned portion of the monthly payment is forfeited to cover administrative turnover costs.

5. Website Use & Intellectual Property

All content, design elements, graphics, logos, text, and digital assets displayed on manageableliving.net are the exclusive intellectual property of Manageable Living LLC and are protected by United States copyright, trademark, and intellectual property laws.

You are granted a limited, non-exclusive, non-transferable license to access and view our website for personal, non-commercial purposes. You are strictly prohibited from copying, reproducing, republishing, scraping, distributing, or modifying any website content without prior written consent from Manageable Living.

User Submissions: Any inquiries, testimonials, or application data submitted through our online forms must be accurate and truthful. You agree not to submit any defamatory, abusive, obscene, or unlawful material through our web portals.

6. Limitation of Liability & Indemnification

To the maximum extent permitted by applicable law, Manageable Living LLC, its directors, officers, employees, house managers, and affiliates shall not be liable for any direct, indirect, incidental, consequential, special, or exemplary damages arising out of or related to your use of our website, participation in our housing programs, or residency in our homes.

Personal Property: Manageable Living is not responsible or liable for the loss, theft, damage, or destruction of any personal property, vehicles, valuables, or money brought onto the residential premises by residents or their guests.

Indemnification:You agree to defend, indemnify, and hold harmless Manageable Living LLC from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys' fees) arising from your breach of these Terms, violation of house rules, or unlawful conduct.

7. Termination of Residency or Access

Manageable Living reserves the right to immediately terminate your residency and require immediate move-out without prior notice under the following circumstances:

  • A positive drug or alcohol test, or refusal to submit to testing upon request.
  • Acts or threats of physical violence, harassment, bullying, or intimidation toward fellow residents, staff, or neighbors.
  • Theft, destruction of house property, or engagement in illegal activities on or off the premises.
  • Persistent failure to pay the monthly residential rate or comply with core community guidelines.

We also reserve the right to terminate or restrict your access to manageableliving.net or our digital portals at our sole discretion if we detect fraudulent, malicious, or unauthorized activities.

8. Governing Law & Dispute Resolution

These Terms of Service and any dispute arising out of or related to your residency or website use shall be governed by, construed, and enforced in accordance with the laws of the State of Texas, without regard to its conflict of law principles.

Any legal action, lawsuit, or proceeding arising out of these Terms shall be brought exclusively in the state or federal courts located in Galveston County, Texas. By agreeing to these Terms, you consent to the personal jurisdiction of such courts and waive any objection regarding inconvenient forum.
